Recuperação de edifícios industriais para habitação : armazéns do vinho do Porto, rua do Cais de Gaia, Vila Nova de Gaia

Abstract

O trabalho analisa o potencial de reutilização de imóveis de interesse patrimonial voltados para a habitação. Entende-se como imóveis de interesse patrimonial os imóveis que apresentam tipologias arquitetónicas e aspetos históricos relevantes que devam ser preservados. São eles: edificações representativas de estilos arquitetónicos característicos de um determinado período, alguns imóveis de valor, para a história da cidade (significado histórico, memória e/ou imagens que se tem de certos lugares) e imóveis com elementos artísticos excecionais. Neste caso em particular, o local estudado foi o Cais de Gaia, lugar detentor de edifícios e de espaços que marcam a memória e a História do património de Vila Nova de Gaia. Assim, este trabalho mostra, como exemplo, o restauro de um edifício industrial, reconvertendo-o para a habitação. O uso habitacional é considerado como um elemento impulsionador de processos de revitalização de áreas históricas degradadas, contribuindo, assim, para a preservação do património histórico, artístico e arquitetónico, estimulando dessa forma a requalificação dos espaços e, em concreto, a frente ribeirinha focada neste trabalho. Em suma, pretende-se, com este estudo, expor alternativas para viabilizar recuperações e reconversões, na referida frente ribeirinha, em edificações antigas de valor patrimonial.

This paper analyzes the reuse potential of properties with heritage interest toward housing. It’s understood as properties of heritage interest, properties that have architectural typologies and relevant historical aspects that should be preserved. They are: buildings representative of architectural styles characteristic of a particular period, and some property of value to the city's history (historical meaning, memory and / or image connotation of certain locations) and buildings with exceptional artistic elements. In this particular case, the studied site was Cais de Gaia, place holder of buildings and spaces that mark the memory and History of the patrimony of Vila Nova de Gaia. Thus, this work shows, as an example, the restoration of an industrial building, converting it towards housing. The residential use is considered to be a driver of processes for the revitalization of historical degraded areas, therefore, contributing to the preservation of the historical, artistic and architectural patrimony, thereby stimulating the redevelopment of these areas and, in particular the riverfront focused in this paper. In summary, what’s intended with this study is to expose alternatives to allow recoveries and retrofits on said riverfront of historical heritage buildings
